How to Check a BER Assessor Is SEAI-Registered

Only an SEAI-registered assessor can publish a BER in Ireland, and the register is public. Here is how to check anyone you are thinking of booking, what the register shows, and the details to search for Tom.

What SEAI registration actually means

In Ireland, only an assessor registered with SEAI can publish a BER. SEAI keeps a public register of every assessor, split by the type of building they are allowed to rate, so you can confirm who you are booking before anyone calls to the door.

Registration is not a badge an assessor buys. It is what lets their certificate onto the national BER register at all. A BER from someone who is not registered cannot be published, which means it is not a valid certificate for selling or renting.

It takes about a minute, costs nothing, and you do not need to ask the assessor for anything except their name.

SEAI's national BER site has a public search for registered assessors alongside the certificate lookup.

Pick the right register

Homes and apartments need a domestic assessor. Offices, shops and other non-domestic buildings need a non-domestic assessor. They are separate lists.

Search by name, company or county

Try the assessor's own name first. Company names on the register do not always match the trading name on a website or van.

Match the details

Check the name and phone number line up with the person you are booking. If you cannot find them, ask for their registration number and search again.

Warning signs when booking a BER

Most assessors are exactly who they say they are. These are the few things that should make you check the register before paying anything.

No name you can find on the register

If a website only ever says "SEAI approved" and you cannot match a named person on the register, ask who will carry out the survey and search for them.

The wrong register for the building

A domestic assessor cannot publish a BER for a shop or office, and a non-domestic assessor is not who you need for a house. Check the category, not just the name.

A certificate offered without a survey

A BER is based on a visit to the property. A quote that skips the survey, or promises a rating before anyone has seen the house, is not how a registered assessor works.

A certificate you cannot find afterwards

Once published, a BER is on the national register. If yours is not there a few days after you are told it is done, look it up yourself and ask why.

People use the two loosely. The formal status is registration: an assessor is either on SEAI’s register for a category of building or they are not. The register is the thing to check.

Every published BER certificate names the assessor who issued it and carries their registration number, so you can trace any certificate back to a registered person.

No. Domestic and non-domestic registrations are separate. An assessor registered for homes cannot publish a BER for a commercial building, and vice versa.
